Commission Calculator

Calculate commission earnings from sales volume and commission rate.

Commission-based compensation — common in sales, real estate, and financial services — requires clear calculations to forecast earnings and verify payments. This calculator computes commissions from sales amounts at flat or tiered rates, showing the breakdown for each tier and the total earned.

How to Calculate Sales Commission

  1. Enter total sales revenue — the total value of sales the commission is based on.
  2. Choose flat or tiered — flat applies one rate to everything; tiered applies higher rates to sales above each threshold, with a full breakdown per tier.
  3. Add a base salary (optional) — to see total compensation and your effective earnings rate.
  4. Copy or share — copy the result, or copy a link that reopens the calculator with your exact numbers pre-filled.

Worked Examples

Flat commission

You sell $85,000 of product on a 10% flat rate:

$85,000 × 0.10 = $8,500 commission

Tiered commission

Your plan pays 8% on the first $50,000, 10% from $50,000–$100,000, and 12% above $100,000. You close $130,000 in sales:

TierSales in tierRateCommission
$0 – $50,000$50,0008%$4,000
$50,000 – $100,000$50,00010%$5,000
$100,000+$30,00012%$3,600
Total$130,0009.69% effective$12,600

Note the common mistake: 12% does not apply to the whole $130,000 — only to the $30,000 above the top threshold. Applying the top rate to everything would overstate the commission by $3,000.

Base + commission (OTE)

A rep on a $40,000 base with 8% commission and a $500,000 annual quota has On-Target Earnings of:

$40,000 + ($500,000 × 0.08) = $80,000 OTE

Typical Commission Rates by Industry

Rates vary by company and region — these are widely used ranges to sanity-check an offer or a payout:

Common commission structures

  • Flat rate — one percentage on all sales. Simple, predictable.
  • Tiered / accelerators — rate steps up above thresholds to reward overperformance (use the tiered mode above).
  • Draw against commission — a recoverable advance: you're paid a set amount monthly, which is deducted from commissions you later earn.
  • Residual — ongoing commission on repeat/renewal business, common in insurance and subscriptions.
  • Commission on gross profit — a percentage of margin rather than revenue, which discourages discounting.

Frequently Asked Questions

How is sales commission calculated? ▼
Sales commission is calculated as: Total Sales × Commission Rate. For example, $50,000 in sales at a 10% commission rate = $5,000 earned. Some structures use tiered rates where higher sales unlock higher percentages.
What is a typical commission rate? ▼
Commission rates vary widely by industry. Real estate agents typically earn 2.5–3% per side. SaaS sales reps earn 8–15%. Retail affiliates earn 4–10%. Insurance agents can earn 5–20% on first-year premiums.
What is the difference between flat and tiered commission? ▼
Flat commission pays the same percentage on all sales. Tiered (or accelerated) commission increases the rate at higher sales thresholds — for example, 8% on the first $50K and 12% above that. Tiered structures incentivise overperformance.
Should commission be calculated on revenue or profit? ▼
Most commission structures are based on revenue (gross sales). However, some companies pay commission on gross profit to discourage heavy discounting. The method should be clearly documented in the compensation plan.
How do I convert commission to an annual salary equivalent? ▼
Multiply your average monthly commission by 12. If your income fluctuates, use 6–12 months of data for a more reliable estimate. Many sales roles combine a base salary with commission (known as OTE — On-Target Earnings).
How do I calculate tiered commission? ▼
Apply each rate only to the slice of sales inside that tier, then add the slices together. For $130,000 in sales at 8% to $50K, 10% to $100K, and 12% above: $4,000 + $5,000 + $3,600 = $12,600. Switch this calculator to "Tiered rates" to see the per-tier breakdown automatically.
What does OTE mean in a sales job offer? ▼
OTE (On-Target Earnings) is base salary plus the commission you'd earn at 100% of quota. A "$80K OTE" role with a $40K base means the other $40K depends on hitting your full sales target — always check the split and how achievable the quota is.
Is my data shared or stored? ▼
No. This calculator runs entirely in your browser. No sales figures or results are transmitted to any server.
